Why Did it Sell? A Family Friendly Florida Purchase on Holmes Beach

A broker to broker referral, a satisfied client, and close family ties led to an October purchase of this elegant island-style home on Holmes Beach for $1.25 million. Michael Saunders & Company Realtor, Jody Shinn, shares the story behind her recent luxury real estate sale on Holmes Beach and proves that having happy clients is often the best form of marketing.

It began in May 2011 with another sale of Jody’s on Holmes Beach. A Philadelphia Broker referred his daughter, Jennifer, to start her home buying search with Michael Saunders & Company. After showing Jennifer a wide variety of available homes on the island, the search ended with an ideal vacation home just blocks to the beach.

 

Jody feels that the two of them really connected, “Jennifer was very detail-oriented and wanted to know everything about the market. I really try to give my clients as much information as possible. Once they zero-in on a neighborhood, I make sure that they know everything about that particular community.”

A year later, Jennifer’s sister, Robin, also wanted to purchase a vacation home in the area. Based on her family’s great experience with Jody, she was their first and only choice as a Realtor.

Robin had very straight-forward requirements – a budget between $500,000-600,000 and she wanted to live near her family and close to the beach. Initially, she wanted to see homes on Siesta Key as well as Holmes Beach. Living in Philadelphia, Robin and her husband visited a couple of times and on one of those occasions, Jody was on vacation and Realtor, Patty Brooks, helped.

After viewing 7 or 8 homes, a Holmes Beach house two doors down from Jennifer’s home caught Robin’s eye. It was over double the price that she had stipulated, but given the proximity to her family, she wanted to see it anyways.

Immediately, Robin loved the home; it was newer construction, very close to the beach with views of the Gulf from the roof top deck, included a spectacular pool area, and was over 3,800 square feet for her family.

Jody continued to help and guide Robin though the buying process.

Functioning as their vacation home, the family will be staying in it over the summer months. Similar to the trend on the island for many new homebuyers, they will use a property management group to help them rent it out during season.

Jody explained, “Holmes Beach has become quite a tourist destination. People are living in these homes but renting them out when they are not there. It has become quite a good investment.”
