Venice Office

Venice Office

Known as both the City on the Gulf and the Sharks’ Tooth Capital of the WorldVenice is a meticulously planned city, with sweeping tree-lined boulevards leading to beaches, parks, greenways and residential areas. With three Venice locations—Venice Beach, Venice Island and Venice Mainland—Michael Saunders & Company provides the most knowledgeable area experts around for the best in real estate services.

How’s the Market in Venice?

Located just off Venice Island’s storied stretch of dining, shopping and entertainment venues on Venice Avenue, our Venice office at 110 Nokomis Avenue is stirring with activity from interested homebuyers. Branch Manager Kathy Wood has noticed stabilizing prices in some areas, leading to a significant decrease in property inventory.

Homebuyers are downsizing their requirements in second homes or retirement properties. Home builders are offering many attractive incentives, leading to a surge in newly built home sales. Overall, Kathy sees that pricing correctly shows to be the most important factor on getting homes sold.

Venice Stories of Success

The agents of our Venice Island office take pride in their customer service and often garner recognition from the people of our community. Working as a team, Jo-Anne Sckowska and Nell Taylor were awarded the Venice Gondolier Sun 2009 “The Best of Venice Readers’ Choice Award” for “Best Real Estate Team,” a greatly deserved honor for such an accomplished duo.

Another achievement of note is a recent sale by Martha Pike. Martha closed a sale she received from a LeadTrax lead in just 30 days after the property’s listing date.

Venice Market Statistics

Figures compiled by Trendgraphix, the real estate industry’s leading web-based provider of market statistics, place Michael Saunders & Company as the number #1 broker in the Venice market in Total Sales by Dollar Volume.

Buyer and Seller Concerns

Sharing the main concern of homebuyers and sellers throughout the area, clients of the Venice office regularly ask if the market has finally reached the bottom. Prices have stabilized in some areas of Venice. And, while price is an important aspect of buying a home, interest rates play a large part in the purchase. Even if prices decrease by 10 percent, a buyer’s monthly cost will go up if the interest rate increases by more than one percent.

Kathy’s Bottom Line

In her advice to the agents of her office, Kathy expresses the importance of thorough area research. Buyers and sellers benefit more from an agent who is an area expert.
