Here, we have it all for a fisherman’s dream or a boater’s delight, all surrounded by scenic enchantment. In the Stillwater and Rotonda communities, there has been a notable increase in sales activity. Both communities offer newer construction and offer a variety of housing types. The golf courses of Rotonda provide challenging, well-manicured playing grounds for enthusiasts of the game.

As the branch manager of Michael Saunders & Company’s Englewood office, Barbara Saputo keeps an eye on the trends and conditions that shape her market area. Her office has noticed waterfront inventory has fallen by 17 percent in the last six months as overall sales have increased by 27 percent.

Homebuyers are definitely out there and looking for exceptional values. Recently, one of our Englewood office agents was inspecting a property on Boca Grande to list. While at the home, an interested passerby stopped in and asked for a tour. The agent showed the home and the buyer made an offer on the spot.

The Importance of Pricing

As the second most important driving factor for home sales today, correct pricing plays a significant role in the time a home spends on the market. Months ago, a buyer could find multiple properties priced below $200,000. In that price range in Englewood, inventory is down 18 percent and sales are up 26 percent. In Charlotte County for the same dates and price range, inventory is down 27 percent and pending sales are up 24 percent. North Port also offers buyers many opportunities for reasonably priced homes.
