Many of those who have purchased on Anna Maria Island have done so for either a second home or to completely relocate to enjoy the ultimate in Florida island living. Walking on the beaches, watching sunsets, kayaking the sparkling waterways and excellent fishing are the ways of life on the island, and today’s market has offered many opportunities for buyers in all price ranges to take advantage of some of the best properties available.

A Closer Look

For the Anna Maria Island area, which includes zip codes 34216 and 34217, there are currently 430 single-family homes and condominiums for sale. The average asking price of these properties is $702,802.

In the last 30 days, there have been 14 residential properties that have sold—including single-family homes and condominiums. The range in sales price is from $150,000 to $612,500, according to the local MLS board. The average sales price for the past 30 days is $359,648. Compared to last year, MLS reported 11 properties sold during the same time frame.

The Importance of Correct Pricing

With pricing being the key to getting a home sold, a recent sale on the island in the Key Royale subdivision was a great example of achieving the right price for this market. This three-bedroom, three-bathroom pool home in Key Royale offered approximately 2,100 square feet. The home had been extensively remodeled and was originally listed for sale at $749,000. After a price reduction to $699,000, a buyer became motivated to look at the home and ultimately make the purchase for $610,000.
