Located West of the Trail and along Sarasota Bay, Oyster Bay Estates began as residential community after developer Robert W. Newman purchased the real estate in 1951 from the Woolley family, who previously used the land as a dairy farm. Many of the 168 homes in the community area were built at that time.

Market Activity – Oyster Bay Estates

Recent activity in Oyster Bay has been very positive, as four properties priced between $369,000 – $2,150,000 sold in the last 30 days and four are pending. This leaves only seven active properties priced between $489,000 and $3,750,000 available at this time, which once again reinforces the desirability of Oyster Bay. The Neighborhood Report – South Gulf Cove

South Gulf Cove is a deed restricted, waterfront community located on the Cape Haze Peninsula with over 55 miles of canals that all lead to the Charlotte Harbor and Gulf of Mexico. The depth of the canals typically ranges from five to seven feet or more, and is maintained by a lock system that has recently been updated to feature remote control operation. The lock is located at the north end of the community. There are approximately 62,000 acres and 126 canals that comprise one third of all canals in Charlotte County. South Gulf Cove also features a boat ramp for boaters and fishermen alike. (more…)

The Neighborhood Report – Perico Bay Club

Perico Bay Club is a gated community located on the southwest side of Perico Island. The island was named after the Perico brothers from Cuba, who established a fishing camp in the area. The development was built by Neal Communities starting in 1985 and finished out in 1992. There are 700 units, all offering water or mangrove views. The mangroves are maintained at eight feet, and the annual trimming is the largest permitted in the state today. The community offers four tennis courts, several pools, an activity center and a dedicated television channel showing scheduled events. About 30 percent of the owners are full-time residents.

Market Activity – Perico Bay Club

In the last 30 days, there have been eight new listings, five pending sales and two closures. Currently, there are 41 units for sale in the Multiple Listing Service. During high season, Perico Bay Club usually has around 60 units for sale. (more…)

The Neighborhood Report – Southbay Yacht & Racquet Club

One of the area’s most prestigious boating communities, Southbay Yacht & Racquet Club offers its residents remarkable amenities, including a deepwater marina, clubhouse, tennis courts, community pool and bay front park. Originally developed in five phases in the early 1960s, Country Club Shores has become one of the most sought-after locations on Longboat Key. With its convenient site at the southern end of Longboat Key, the neighborhood is popular with boaters as most homes are set on the open bay or deepwater canals with direct access to Sarasota Bay. Residents also enjoy beach access, just across Gulf of Mexico Drive.

Market Activity – Country Club Shores

There are currently 43 active listings in Country Club Shores ranging in price from $499,000 for a 1,600-square foot home built in 1968 to $3.7 million for a 2010-built bayfront estate. So far year-to-date, 12 properties have sold with prices ranging from $330,000 to $1.7 million. Of these 12 closed properties, four took place in July.

Agents from the Michael Saunders & Company Longboat Key office sold 2 lots on Ranger Lane recently. One was listed by Cathy Meldahl from the company’s mid-Longboat Key office, and sold 53 days later by Susan and Jonathan Fox from the company’s South Longboat Key office.
