    Homes in Siesta Estates rarely go on the market. This one is currently listed by Harvey and Ethel Lovelace.

    Tucked away at the corner of Beach and Midnight Pass roads on Siesta Key is a private enclave of 16 homes in a private, gated community called Siesta Estates. The homes are newer, built since 1995, and the community offers privacy walls, lush tropical landscaping and underground utilities including natural gas. Although this community lives like a single-family community, it has yard and private pool maintenance included, which make it ideal for owners that travel or want to use the home part time.

    Homes in Siesta Estates are a minimum of 2,000 square feet with the average being around 2,500 square feet.     It was nice to hear someone else say it for a change; someone who is both in the loop, professionally-speaking, and who spoke from a place well outside our market area.

    That “someone” was Barbara Corcoran, long familiar to regular viewers of the Today Show as the program’s resident expert on all things real estate.   What Corcoran—who built a small empire selling properties in New York City, the Hamptons and Palm Beach—said in an interview with Al Roker confirms what hard-core statistics have hinted at for some time now.  There’s absolutely no time like right now to jump in and take advantage of the unprecedented opportunities that await homebuyers in Sarasota’s value-laden real estate market.

    Said Corcoran moments before revealing the top ten U.S. markets in which prices have dropped the most, but come back strongest over the last quarter: “If you can time a real estate market—which you can’t often do—this is the time to buy in these particular places.” She then placed Sarasota squarely atop her list of the nation’s best-priced real estate markets; based on actual sales statistics compiled monthly by the National Association of Realtors. What these statistics don’t necessarily reveal is that only the most aggressively priced homes in every price range are moving into the sold column.

    “The Florida markets were hit early,” Corcoran said in explaining why Sarasota is out in front of the real estate comeback. “Last year alone, prices went down by a full third in Sarasota. But prices are already up 13%. So it’s moving fast as buyers snap up bargains.”

    That’s not all Ms. Corcoran had to say about Sarasota being a most attractive place to buy. When the affable Roker mentioned that Sarasota is also prized for possessing some of the country’s best beaches, Corcoran concurred, but went a step further. “It’s a beautiful beach,” she agreed offhandedly. “But on top of that,” she emphasized, “it’s a sophisticated city. It’s an urban city, with all the things that sophisticated people like to find there.”

    Wow. Talk about winning the trifecta. Any one of these three positive attributes—great prices, awesome beaches and a richly cultivated lifestyle—is enough to lure most discerning buyers to Sarasota. Yet, even if you never plan to set foot on a beach or attend a live music, theater or dance performance, you still have unlimited recreational opportunities, great retail, restaurants, nightlife and—of course—low prices to take advantage of.

    Siesta Key has been bustling with activity for the past three months, according to Siesta Key office branch manager Debbie Judge. We are seeing buyers from all over the world take advantage of 2002 pricing, which is the last time we had a similar amount of inventory under $200,000. No matter what the price range, there are many options for buyers. One significant difference between 2001 and 2009 is the existence of newly/newer built product including two new subdivisions—Coronas Park and Spice Bay—as well as some new condominiums.

    SUMMER may seem an odd time to flee to Florida, but thanks to a happy accident of geology, there’s one small island there that may be better to visit the more the mercury rises.

    “Do you really have to put this in your paper?” asked a frequent visitor, Linda Guckenberger of Columbus, Ind. “Siesta Key is a hidden treasure, especially in the summer. The heat in Indiana is oppressive in August, so when we tell people we’re going to Florida, they think we’re nuts. They say, ‘Why aren’t you going north?’ ”

    Siesta Key, an eight-mile-long, crescent-shaped barrier island on the Gulf Coast south of Sarasota, is becoming more popular in hotter months as tourists discover its powdered-sugar white sand that seems always to stay cool, no matter how high the heat outside. Other enticements include cool gulf breezes; clear, temperate, turquoise water; and huge discounts on accommodations from July through September at luxury high-rises, cozy cottages and funky beachfront bungalows.

    Summer Cove on Siesta Key

    The community of Sarasota Beach stretches from the Gulf of Mexico to the Grand Canal and includes the world renowned Siesta Key Village. Its meandering boating canals and proximity to Siesta’s beautiful beaches, world-class shopping and fine restaurants have made the community’s single-family homes, multi-family properties and carefree condominiums highly sought after for those in search of a convenient island lifestyle. Current list prices throughout Sarasota Beach range from $215,000 to $3.9 million. Presently, there are 34 active homes, 13 under contract (pending) and seven have sold in the past three months. Michael Saunders & Company was involved in four of the seven closings, which demonstrates our influence in the Siesta Key market. The hottest part of this market is found in properties priced under $500,000. At the time of this report, only six homes in Sarasota Beach are priced under $500,000, which means there is just a little over three months of inventory. (More …)
