    November was quite a month for home sales in the over $1 million range in the gated areas of Lakewood Ranch—The Country Club and The Lake Club. Four sales closed during the month and another three homes went to contract, but have yet to close. Compare these results to just 15 sales during the previous ten months of 2009.

    Agent Kudos – Helping Sell Lakewood Ranch

    The improvement in sales in Lakewood Ranch is a clear result of long-awaited rational pricing in this category, which is more in evidence each day. One of the best examples is a home in the luxurious Portmarnock neighborhood listed by Barbara Najmy of our Lakewood Ranch office. Barbara, who has been associated with several transactions this year in this price range, clearly outlined the pricing realities of the market for her customer. She discussed the substantial costs associated with keeping a home of this nature on the market for prolonged periods and demonstrated the best ways to prepare a home for would-be buyers. The result: the home was placed under contract in 60 days and closed in just 80 days.     In case you missed the news—which is highly unlikely if you looked at TV, listened to the radio, read a newspaper or browsed the web in the past week—Florida has allegedly lost population for the first time since World War II.  A huge problem, the journalists all agree, since the Sunshine State historically relies on steady growth to fuel its economy.  (Doesn’t everyone?)

    It must’ve been a slow news week.  The media sank its teeth into this particular item like a pit bull on steroids; reporting it in such somber tones you could almost hear the death knell in the background.  Please observe a moment of silence, it tolled. Florida has passed.

    Here, for example, is how the New York Times reported the news:

    Choked by record level of foreclosures and unemployment, along with a helping of disillusionment, the state’s population declined by 58,000 people from April 2008 to April 2009, according to the University of Florida’s Bureau of Economic and Business Research.  Except for the years around World War I and II, it was the state’s first population loss since at least 1900.

    “It’s dramatic,” said Stanley K. Smith, an economics professor at the University of Florida who compiled the report.  “You have a state that was booming and has been a leader in population grown for the last 100 years that suddenly has seen a substantial shift.”

    It straddles Manatee and Sarasota Counties; and borders on miraculous.  That it has developed so beautifully, let alone in such (seemingly) short order, is true testament to the developer’s determination to do things right.  Yet like so many other good things that suddenly explode onto the scene, Lakewood Ranch took years of careful planning and flawless execution to become an overnight sensation.

    However magnificent it is today, one recalls the early Lakewood Ranch—such as it existed in the late 1990’s—with a healthy dose of skepticism.  At first blush it appeared to be little more than a raw chunk of the sandy 28,000-acre tract that Milwaukee’s Uihlein family (think Schlitz Brewery) purchased in 1922—for $2 dollars an acre.  As a prospective home buyer, you had to reconcile what you were actually seeing (or not seeing) with the developer’s vision of how the community’s various components would eventually come together to create a brand new town.  It required a major leap of faith.

    Fortunately the developer—Schroeder-Manatee Ranch, Inc.—was truly focused on creating the ideal new hometown; carved from nature, yet completely respectful of the vital role that nature would play in its acceptance and livability.   Residents would be privy to a balanced lifestyle where they could live, work, play, raise a family, worship and shop—without ever having to depart the community’s gorgeous natural environs.  At first the new community was called Cypress Banks, but a marketing firm came up with a more memorable name and the new community was re-christened Lakewood Ranch.
