Summer Sale

In today’s real estate market the old adage, “If it sounds too good to be true, it probably is,” has properties at unheard-of prices is a daily fact of life that has seldom been truer.

Indeed, some of the most incredible opportunities in the twilight of today’s buyers’ market belong to buyers intent on purchasing new, first-quality condominiums in prime Sarasota locations.  The developers of two of these premier waterside properties—Alinari at Rosemary Place and Summer Cove on Siesta Key— have approved substantial price reductions on their remaining inventories that make them hard to pass up.  In the not-too-distant future such record low pricing for comparable luxury will definitely be too good to be true. New, up-to-code construction of this quality and magnitude in such premium locations is already impossible to duplicate at anything remotely approaching prices like these.  Buyers, who have taken the time to visit these communities to examine their quality construction, superb locations and top-notch amenities have gotten the message and seized the opportunities.

Since the price reductions took effect in late spring, 15 condominiums have been placed under contract at Alinari at Rosemary Place; and ten have officially closed.  One of them, a two-story penthouse with 2,500 square feet that commands a full bay view, was originally listed at $1.125; but sold for substantially less after the developer offered it at a price calculated to demonstrate undeniable value.   Similar such values exist on other floors, but only one penthouse with a comparable bay view remains in the final inventory.

Across the bay, at Summer Cove on Siesta Key, a stunning 2,490 square-foot residence with three bedrooms, three-and-a-half baths and expansive bay views—originally listed at $1.579 million—also sold at a scaled-back price calculated by the developer to show indisputable value and prompt an immediate offer. A second residence with 2,400 square feet, three bedrooms and two-and-a-half baths also sold for far less than its original list price of $1.115 million.  Pursuant to these market-driven price reductions going into effect, five residences have sold; and one is under contract.

Beyond the inherent values contained in these new pricing structures, the two properties offer sensational opportunities to not only live in two of Sarasota’s most desirable and walkable neighborhoods, but also to enjoy sets of on-site amenities that make it a real pleasure just to stay home.  Residents of Summer Cove on Siesta Key live in what is probably one of the most enviable bayside settings on Siesta Key; placing them just steps away from world-famous Crescent Beach, the powdery white strand now ranked as the best beach in the continental U.S.  By comparison, Alinari at Rosemary Place offers its residents the wholly unique prospect of at once living in downtown Sarasota, alongside Sarasota Bay and within the heart of the city’s ever-changing cultural, restaurant and nightlife district.

Built adjacent to the site of the famed Summer House Restaurant, the developer of Summer Cove on Siesta Key has faithfully restored and renovated the historic Sarasota School of Architecture structure—now listed on the National Register of Historic Places—and has converted it into a sumptuous clubhouse for the exclusive use of the community’s residents and their guests.  Once inside the gated enclave, owners enjoy amenities to include a fitness center, bayside swimming pool, private elevators, expansive terraces with dazzling bay views, enclosed parking for two vehicles and a limited number of deep water docks.

Meanwhile residents of Alinari—in addition to all the urban amenities that make Sarasota one of the most sought-after destinations in Florida—enjoy on-site amenities that include  poolside cabanas, guest suites, concierge services, fitness center, high-speed internet, billiard room, wine storage, business center, controlled access parking, climate-controlled storage and secure electronic building access.  Step outside your door and Sarasota’s long list of cultural amenities beckon from every direction, with the Van Wezel Performing Arts Hall just across the street.

Significant construction extras and safeguards, that are unlikely to ever be available at comparable prices, are in evidence or behind the scenes throughout both communities.  They include structured wiring to accommodate all of today’s most advanced communications and home entertainment systems.  More importantly, each of these newly constructed condominiums includes extra layers of protection against the extremes of nature. The foundation systems, impact resistant window systems, wind resistant roofing and waterproofing systems combine to create a protective envelope that minimizes nature’s impact on your home and community. Also included are important new safeguards against extremes of fire, smoke and carbon monoxide and the latest innovations in central heating and cooling systems, appliances and plumbing.

If all this sounds too good to be true it undoubtedly will be once these opportunities slip away.  New construction in such noteworthy neighborhoods, while certainly years away, will either cost more, contain less and/or occupy less impressive environs.  If the turn-key lifestyle of luxury condominium living presently tops your list of housing preferences, be sure to check out Alinari at Rosemary Place and Summer Cove on Siesta Key before the buyers’ market fades and the bragging rights for snagging such unparalleled values belong to someone else.
