Venice office branch manager Kathy Wood enthusiastically reports a strong market in the Venice area; and she’s right to be excited. According to the Florida Regional Venice MLS, sales of single-family homes in August rose 49.12 percent compared to August of 2008, and condominiums sales for the month of August rose 40 percent compared to August of 2008. 

Just how important is it to know your market?

As one of our Venice agents recently learned, it is very important to be familiar with the market you serve. You will hear the same response from any number of Michael Saunders & Company agents, in any number of our offices, because they are all consummate professionals who have made it their business to know their area of expertise. They make a point to actually see the inventory on caravans each week, prepare comparative market analyses (CMA) for potential listings, and familiarize themselves with the surrounding area.

A Story of success

One agent was called on very short notice to meet with the family of a recently deceased woman. In the two hours before the meeting, she did her homework, prepared a CMA for the family and gathered materials that showed recent sales and current listings in the neighborhood. This material was presented to the family, who were mostly from out of state.

After talking with them, the agent learned that they were also interviewing another agent, referred to them by a friend of one of the siblings. Several days later, after following up with the family, the agent was asked just how she had arrived at the suggested listing price she had proposed. It turned out that the second agent had come in, talked of having 30 sales in the last 6 months, and gave her opinion of a good list price, which was $50,000 below the Michael Saunders & Company agent’s estimate.

The family decided to list with our agent at the price she had suggested. Within three weeks, the property has had an accepted offer within 91 percent of the list price. Our agent knows her market, has excellent reason for pricing, takes the steps to leave professional materials in the home for prospective buyers, and assists other agents by answering questions to help them give their clients a good perspective of the neighborhood and surrounding area. Knowing our market is very important, and representing our clients’ best interests is paramount.

In addition, there are miles and miles of beautiful gulf beaches, and numerous private and public golf courses. There is surely something for everyone.
