Pending Sales in Lido Key and St. Armands Areas – Last 30 days
In the last 30 days, two single-family homes have gone pending, priced between $449,000 and $1,790,000.
Closed Sales in Lido Key and St. Armands Areas – Last 30 days
In the last 30 days, one condominium has closed at $207,750. Year-to-date, 20 single-family homes were sold as compared to 16 in all of 2008. Of these homes, 55 percent were sold for less than $1 million, while in 2008 37.5 percent were sold for less than $1 million. In condominiums year-to-date, 42 were sold while in all of 2008 only 29 were sold. Of these, 71.4 percent were sold for less than $1 million, while in all of 2008 62 percent were sold for less than $1 million. In conclusion, we are have more sales, but at lower price points.
Pending Sales in Lido Shores Areas – Last 30 days
In the last 30 days, one single-family home has gone pending, priced at $829,000.
Closed Sales in Lido Shores Areas – Last 30 days
Year-to-date, six single-family homes were sold as compared to 5 in all of 2008. Of these, 50 percent were sold for less than $1 million, while in 2008 40 percent were sold for less than $1 million. In conclusion, we are have more sales, but at lower price points.
Pending Sales on Bird Key– Last 30 days
In the last 30 days, four single-family homes have gone pending, priced between $560,000 and $1,800,000. Two of these homes were off water and two were canal-front homes.
Closed Sales on Bird Key– Last 30 days
In the last 30 days, seven homes have closed at $475,000 to $2,450,000. Four are off water and three are direct bay front homes. Year-to-date, 32 single-family homes were sold ranging in price from $380,000 to $4,750,000 as compared to 34 in 2008, which ranged from $432,500 to $6,900,000. Of these, 78 percent were sold for less than $1 million, while in 2008 55.8 percent were sold for less than $1 million. In conclusion, we are have similar sales numbers, but at lower price points.
