In League with the Best

The National Association of REALTORS® prefaced its 2010 Profile of International Home Buyers in Florida with an introduction few real estate professionals in our area would dispute.  NAR said that despite the national decline in home sales, “one significant countervailing force has been the growing importance of foreign home buyers.”  Foreign buyers, it said, recognize U.S. real estate as a desirable, profitable and secure investment.  Plus, the weakened dollar and corrected home prices have made Florida properties even more attractive to would-be foreign home buyers—who in the past 12 months accounted for an amazing 22% of all Florida home purchases.

This phenomenon is nothing new, as international buyers—especially from Canada, and the U.K.—have a long history of preferring Florida’s West Coast to most other choices in the Sunshine State. That being the case, it’s important to list your home where it is sure to be previewed by the most foreign and domestic buyers.

Since last November, just under $100,000 in editorial coverage has accrued to properties listed with Michael Saunders & Company thanks to our exclusive affiliation with Mayfair.  Not a week goes by that we don’t receive multiple requests to supply details of properties—with professional grade photography—that mesh with many overseas journalists’ stated themes or photo features.  In just the past few weeks we’ve been asked—through Mayfair—to supply properties with such visually dazzling features as stunning water views, outstanding contemporary fireplaces and amazing swimming pools.  We’ve had requests for fabulous penthouses, SoHo-style lofts, affordable vacation/income-producing properties, equestrienne estates and, well, you name it.  We never know what to expect next, but always have at least a handful of properties to cover every request. Needless-to-say, the credibility that such editorial coverage generates—compared with display advertising—is priceless.

Meanwhile, our exclusive affiliation with Christie’s Great Estates enables each of our sellers’ properties priced above $1 million to be showcased to the world’s most affluent and discerning buyers.  A property in the Christie’s program is not only marketed to the network’s 128 affiliated brokerages—with 1,030 offices and 34,000 sales associates spread over 42 countries—but also becomes eligible for cross-marketing to the exceptionally qualified clientele of the internationally renowned Christie’s Fine Art Auction House.  Now in its 243rd year, Christie’s is a name and place that instantly evokes extraordinary art, unparalleled service; and international wealth and glamour.
