Home Buyers Are Bullish Again

Wall Street BullHome buyers are confident in the housing market again. Some would even say bullish. Amid substantial corrections in pricing, record low interest rates and an accelerating economic recovery, buyers throughout Sarasota, Manatee and Charlotte Counties are expressing their renewed faith in home ownership through property sales that have trended at record high levels for months.

As if to add an exclamation point to their desire to buy now, they drove sales during the traditionally slow post-Easter months of April and May well beyond the levels experienced during our busiest months of February and March.  With 5,033 closed transactions recorded in the three counties during April and May—compared with 4,201 in February and March—sales in the typically slower months were 20% higher than in the peak months.

That “pending” sales are also setting new records proves that buyers are fully aware that in spite of recent increases, home prices here are still as much as 40% below their peaks. Many of these buyers are retiring baby boomers who are also focused on preserving their recently recovered wealth by moving from highly-taxed states to Florida—which has no state income tax.

A Sellers’ Market

One of the most compelling reasons to sell your home in today’s market is the knowledge that an unprecedented number of buyers are here, NOW; and are actively searching amid an usually tight inventory of properties.  Many have sold their homes in recovering markets elsewhere; and are intent on unleashing several years of unfulfilled housing demand while home prices and borrowing rates are still relatively low.

Whatever your reasons are for wanting to sell in today’s market, it’s worth knowing that more buyers find homes through Michael Saunders & Company than through any other single source in Southwest Florida.  In Sarasota County during the past 12 months, our agents found buyers for more homes—throughout all price ranges—than our next two closest competitors combined. For properties priced above $1 million, one of our nearly 600 agents—who collectively cover our market from Bradenton to Boca Grande—is almost twice as likely to find a buyer for your luxury property than an agent from the next closest competing brokerage.  Moreover, the likelihood that one of our agents will have a buyer for your luxury property increases considerably as its value goes up.

Property Exposure On A Global Scale

In today’s tech-driven world—in which virtually every buyer relies on the internet to facilitate their housing search—it is especially critical to weigh which real estate company will provide maximum online visibility for your property.  Last year alone, michaelsaunders.com  attracted nearly two million visitors, half of whom were new to the site.  Most clicked through from Florida, the Northeast, Midwest, Canada, the U.K. and Western Europe—traditional feeder markets for our area.

International interest in owning properties in our region is also trending at record high levels.  For this reason, Michael Saunders & Company provides sellers with yet another worldwide showcase for their properties.  Through carefully-chosen brokerage affiliations—including Christies International Real Estate, Leading Real Estate Companies of the World, Luxury Portfolio International and Mayfair International Realtyyour property will be presented to over 200,000 agents in 6,500 offices spanning more than 52 countries.

That so many buyers are interested in Sarasota, Manatee and Charlotte Counties will come as no surprise to anyone who has ever had the opportunity to savor their lifestyle.  That a vast majority of them complete their desired connection to the region using an agent from Michael Saunders & Company is at once a pleasure, privilege—and a fact.  In other words, when you are ready to sell your home, we have the most buyers.
