Sarasota, Manatee & Charlotte Counties: June ’11 – Year Over Year Sales Comparison

Across the tri-county region, the number of properties for sale continued to decline dramatically as a result of accelerated buying activity. Closed sales dropped in June across Sarasota and Manatee Counties due both to the expected summer lull; and in comparison with last year, when the government’s tax credit was in its final days of eligibility. Pendings however, were up sharply in Sarasota, Manatee and Charlotte Counties—indicative of stronger sales in the immediate months ahead.

Sarasota, Manatee & Charlotte Counties: April ’11 – Year Over Year Sales Comparison

Sales and pendings in Manatee and Charlotte Counties were up as inventories continued to decline beyond their lowest levels in nearly six years. Manatee County experienced a noteworthy drop in inventory of 18.1%.

Sales and pendings in Sarasota County experienced something of a drop-off from the previous month and year, even as the inventory of available properties showed a healthy 12.2% decline. The drop-off is attributable both to a seasonal drop-off in sales as the region entered the brief lull between winter and summer buying seasons; and also to the fact that this April’s results are being compared to last April, when the First Time Homebuyer’s Tax Credit was still in effect and artificially stoking sales.

SARASOTA COUNTY
Except for this time last year, when buyers were taking last minute advantage of the first time home buyers tax credit, closed sales in Sarasota County have not been this high since June 2005. Conversely, the supply of available homes slipped to its lowest level since 2005.

MANATEE COUNTY
Manatee home sales were at their highest since August 2005, with the supply of available homes now at its lowest level since September 2005.

CHARLOTTE COUNTY
Charlotte home sales were the highest since June 2005, with inventories of available properties slipping back to their 2005 levels.

 

 

 

 

 

 

Sarasota, Manatee & Charlotte Counties: February ’11 – Year Over Year Sales Comparison

A substantial increase in year-over-year sales (and pendings) was the major highlight of the market for properties in Manatee, Sarasota and Charlotte Counties last month. The other major highlight was the healthy decline in the inventory of homes for sale in both Sarasota and Manatee Counties. Charlotte County showed only a modest increase in inventory.

Sarasota, Manatee & Charlotte Counties: January ’11 – Year Over Year Sales Comparison

Our market area’s recovery continued to gather momentum in January, with sales in Manatee, Sarasota and Charlotte Counties well ahead of last January by varying degrees. Manatee County, with a 21.3% year-over-year increase, showed the greatest percentage gain.

The bigger story, however, was in pending sales which are the leading indicator of closed sales to come 30 to 60 days out. In Manatee and Sarasota Counties, pendings were at their highest level since April 2010 when buyers were scrambling to take last minute advantage of the First Time Homebuyer Tax Credit.

Charlotte County pendings for January were at their highest level since March, 2004 when the real estate boom was just getting underway.

Sarasota, Manatee & Charlotte Counties: December ’10 – Year Over Year Sales Comparison

In December, Sarasota County’s real estate market edged closer to normality for the first time since the expiration of the First Time Homebuyer Tax Credit.  While closed sales for December were even with last year, pending sales were up by 19.8%.  Months of available inventory based on closed sales now stands at 8.8, while for pending sales it stands at 7.9 months.  Between 6 to 7 months of inventory is considered a balanced market.

In Manatee County, December sales were up 8.1% over last year, while pending sales were up 43.4%. Months of available inventory based on closed sales now stands at 9.5; while for pending sales it stands at 8.2 months, the lowest levels since May.

In Charlotte County, December sales were down 7.3% versus 2009, while pending sales were up by 4.0%.  Months of available inventory based on closed sales now stands at 11.7; while for pending sales it stands at 10.8.

Sarasota, Manatee & Charlotte Counties: October – Year Over Year Sales Comparison

Sarasota County: In October, the total number of properties on the market remained essentially unchanged, with year-over-year sales down by 15.3%. Pending sales, on the other hand, were up by 6.5% in a year-over-year comparison.

Manatee County: The total number of properties for sale remained essentially flat, with sold properties down by 17.2% and pending properties up by 17.6%.

Charlotte County: Properties for sale rose by 12.1% year-over-year, with sold and pending properties both down, by 19.3% and 7.5% respectively

Sarasota, Manatee & Charlotte Counties: September – Year Over Year Sales Comparison

SARASOTA COUNTY:

The inventory of properties for sale in Sarasota County, along with the number of properties that were sold, remained essentially flat in September 2010 compared with September 2009. Pending sales—or properties placed under contract—experienced a year-over-year improvement of 7.6%.

MANATEE COUNTY:

The inventory of properties for sale in Manatee County was up marginally in September 2010, compared with the same time last year. The number of properties sold in September a 4.5% improvement over last September; with pending sales up a solid 15.3%.

CHARLOTTE COUNTY:

The number of properties for sale in Charlotte County rose by 14.5% in September, compared with one year ago. Sold properties improved by 4.5% in September, compared with last year. Pended sales were up by 15.3%
