December property sales throughout Southwest Florida improved to its best level since August. Pending sales were also up marginally, though to their best level in seven months.
Following are the combined highlights for the three-county region based on the latest Trendgraphix report on MLS sales for Sarasota, Manatee and Charlotte Counties:
• Overall sales in the region during December were 9.2% ahead of November; but 6.7% below last December.
• December “pendings,” a telling indicator of future sales performance, were 0.3% ahead of November; and 12.4% ahead of last December.
• December’s inventory of available properties in the three-county area was down by 1.6% versus November; but down by 26.3% compared with last December.

The market for properties throughout Southwest Florida remained relatively soft in October; its behavior consistent with the expected slowdown that typically occurs each year as summer winds down. Still, sales generally showed strong improvement versus a year ago.

Sales Reporting Period: September, 2011
After a strong August, the market for properties throughout Southwest Florida slowed in September; but its behavior is consistent with the expected slowdown that typically occurs each year as the summer tourism season winds down. Following are the combined highlights for the three-county region based on the latest Trendgraphix report on MLS sales for Sarasota, Manatee and Charlotte Counties.

TRENDGRAPHIX MARKET SNAPSHOT FOR SEPTEMBER 2011
In Sarasota County, September sales were marginally lower than last September; while pending sales rose by 11.8%. The inventory of available properties continued to decline substantially during the month—by 28.1% versus last September.
In Manatee County, year-over-year sales in September were also down—by 8.1%; but pendings rose by 8%. The year-over-year inventory of available properties declined by 27.9%.
In Charlotte County, year over year sales in September were down by 6.1%, but pendings were up dramatically, by 18.3%. The year-over-year inventory of available properties declined by 27.6%.

Part I: Overall Market Summary
All Properties, All Price Ranges

The market for properties throughout Southwest Florida continued to show steady year-over-year improvement in August, based on the latest Trendgraphix report based on MLS sales for Sarasota, Manatee and Charlotte Counties. Following are the combined highlights for the three-county region.
Overall sales in the region during August were 3.4% behind July; but 5.3% ahead of August 2010.
- Overall sales in the region during August were 3.4% behind July; but 5.3% ahead of August 2010.
- August’s inventory of available properties in the three county area dropped by 2.5% from July; and by 26.8% compared with last August.
- August “pendings,” a strong indicator of future sales performance, were 12.8% ahead of July; and up 17.9% compared with August 2010.

Sales and inventory levels for July 2011 followed the exact same positive trends in Sarasota, Manatee and Charlotte Counties.
• The total number of homes for sale is down significantly across all three counties—by 24.7% in Sarasota County, 28.5% in Manatee County; and by 22.8% in Charlotte County
• Following an exceptionally active spring selling season, the summer slowdown happened as usual in July. Closed sales between June and July dropped by 18.7% in Sarasota County, by 15.3% in Manatee County; and by 17.4% in Charlotte County.
• Compared with last July, however, closed sales were up across the board—by 21% in Sarasota County, 4.6% in Manatee County; and by 4.5% in Charlotte County.
• Pending sales saw the biggest year-over-year improvement in July. Pendings were up by 28.9% in Sarasota County, by 23.6% in Manatee County; and by 11% in Charlotte County. Pending sales are the market’s best indicator of closed sales to come 60 to 90 days out. Thus, these numbers reflect the continued strength of market’s recovery and buyer acceptance of today’s bottoming home prices.

Across the tri-county region, the number of properties for sale continued to decline dramatically as a result of accelerated buying activity. Closed sales dropped in June across Sarasota and Manatee Counties due both to the expected summer lull; and in comparison with last year, when the government’s tax credit was in its final days of eligibility. Pendings however, were up sharply in Sarasota, Manatee and Charlotte Counties—indicative of stronger sales in the immediate months ahead.

With the red arrows signifying a year-over-year decline in the total number of properties for sale, and the green arrows denoting a year-over-year increase in closed and pending sales, the Trendgraphix market recap for May 2011 remains indicative of a market experiencing a sustained recovery.

Sales and pendings in Manatee and Charlotte Counties were up as inventories continued to decline beyond their lowest levels in nearly six years. Manatee County experienced a noteworthy drop in inventory of 18.1%.
Sales and pendings in Sarasota County experienced something of a drop-off from the previous month and year, even as the inventory of available properties showed a healthy 12.2% decline. The drop-off is attributable both to a seasonal drop-off in sales as the region entered the brief lull between winter and summer buying seasons; and also to the fact that this April’s results are being compared to last April, when the First Time Homebuyer’s Tax Credit was still in effect and artificially stoking sales.
