The Bottom Line for Luxury Properties

4300higelave_aThis past summer, the Federal Reserve reported that the nation’s post-recession net worth has risen to $74.8 trillion—compared with $67.8 trillion in 2007. That means the value of our homes, stocks and other investments—minus debts and other liabilities—has reached its highest level since records have been kept, not adjusting for inflation. Thus with their post-recession assets better than completely restored—and with their confidence in real estate as a solid long-term investment fully re-booted—buyers for luxury properties in Southwest Florida have come calling again in sizeable numbers. During the first three quarters of 2013, sales of luxury properties priced above $1 million in Sarasota and Manatee Counties rose 26% over the same period in 2012; and were up 53% over the first three quarters of 2011. (Source: Trendgraphix, October 2013) Florida’s Population Growth That property sales are up across all price ranges is underscored by the resumption of Florida’s explosive population growth. Both Politifact Florida and Moody’s estimate that Florida’s population will grow by 360,000 in 2013—which translates to nearly 1,000 newcomers each day. These are remarkable numbers, especially as they represent net migration—people moving in minus people moving out—and are known to include a significant number of high net-worth individuals. (more…)

Why Did It Sell? – A Longboat Key Condominium for a Couple and Their 65’ Yacht

Realtor Michael Moulton with Michael Saunders & Company was helping his customers in their downsize from an expansive home to a more manageable condominium. But there was a catch.

Moulton explains, “My customers had all but given up on the idea of having a condo where they could accommodate their boat.”

Their boat is an impressive 65 foot yacht. They told Moulton they were interested in living on the south end of Longboat Key (which is convenient to St. Armands Circle and Downtown Sarasota; boasts newer, luxury condominiums; and provides for a sophisticated social lifestyle). November was quite a month for home sales in the over $1 million range in the gated areas of Lakewood Ranch—The Country Club and The Lake Club. Four sales closed during the month and another three homes went to contract, but have yet to close. Compare these results to just 15 sales during the previous ten months of 2009.

Agent Kudos – Helping Sell Lakewood Ranch

The improvement in sales in Lakewood Ranch is a clear result of long-awaited rational pricing in this category, which is more in evidence each day. One of the best examples is a home in the luxurious Portmarnock neighborhood listed by Barbara Najmy of our Lakewood Ranch office. Barbara, who has been associated with several transactions this year in this price range, clearly outlined the pricing realities of the market for her customer. She discussed the substantial costs associated with keeping a home of this nature on the market for prolonged periods and demonstrated the best ways to prepare a home for would-be buyers.
