The Neighborhood Report – Perico Bay Club

Perico Bay Club is a gated community located on the southwest side of Perico Island. The island was named after the Perico brothers from Cuba, who established a fishing camp in the area. The development was built by Neal Communities starting in 1985 and finished out in 1992. There are 700 units, all offering water or mangrove views. The mangroves are maintained at eight feet, and the annual trimming is the largest permitted in the state today. The community offers four tennis courts, several pools, an activity center and a dedicated television channel showing scheduled events. About 30 percent of the owners are full-time residents.

Market Activity – Perico Bay Club

In the last 30 days, there have been eight new listings, five pending sales and two closures. Currently, there are 41 units for sale in the Multiple Listing Service. During high season, Perico Bay Club usually has around 60 units for sale. (more…)

The Neighborhood Report – Garden Lakes

Referred to by some as Bradenton’s Best-Kept Secret, Garden Lakes is a lovely community with comprised of freestanding homes, paired villas and a smaller group of 33 air-space condominiums, the Courtyards—called “air space” as the owner owns from the drywall in. Of the 295 total residences, 262 land-owned units are located inside the gated section and divided into seven separate components. Three of the components are paired villas and four are freestanding homes known as the Villages. As each section was developed and built different times—and sometimes by different builders—they became separate entities or components, each with its own board of directors. In 1993, they declared themselves a 55+ community requiring each new homeowner would to have at least one person aged 55 or older living in the home.

The community association, known as the Garden Lakes Community Association, has its own board with directors and representatives from each of the components. The GLCA provides maintenance of the common areas, private roads and clubhouse, which offers a heated pool, fitness facility, two tennis courts and a shuffleboard court (more…)

A deed-restricted, multi-acreage home site community, Panther Ridge offers properties varying in size from one-half acre and up to 10 acres. This wonderful neighborhood is located just east of I-75 and offers a laidback country feel within moments from the city. While this community offers deed restrictions, horses are allowed, as are other agricultural amenities. Trails for horseback riding or nature walking are woven throughout.

Market Activity – Panther Ridge

There are currently 32 properties for sale in Panther Ridge, with a median asking price of $422,450 and an average of four bedrooms, three bathrooms and approximately 3,171 square feet. The homes available in Panther Ridge range from an asking price of $247,900 to $2,477,000.

In the past 60 days there have been four properties in Panther Ridge that have sold. The median selling price was $337,500 for a home that had four bedrooms, three bathrooms and approximately 2,754 square feet of living area.

Cheryl Roberts from the Bradenton office recently sold a stunning 4,032-square-foot home in Panther Ridge for $611,925. This residence is situated on 5+ acres with a pool, four bedrooms, three and a half bathrooms, two built-in entertainment centers and a magnificent owner’s suite and luxury spa bathroom.

Village Green is a prime neighborhood in the city of Bradenton, Florida, with 1,001 residences consisting of 575 freestanding single-family homes and 426 villa condominiums. Many of the condominium sections include community swimming pools among their amenities, and winding paths and tranquil lakes highlight the beautiful, lush surrounds.

Bounded on the north by 7th Avenue West, on the south by 29th Avenue West, on the east by 63rd Street West and on the west by 75th Street West, Village Green enjoys a convenient location close to area shopping and medical services. The sparkling waters of Palma Sola Bay are only three blocks away, and the beautiful beaches on the Gulf of Mexico are a short three-mile drive.

Recent Sales Activity – Village Green

In the last 60 days, there have been seven sales in Village Green, with an average sales price of $156,992. Of the seven residences sold, five were single-family homes and two were villa condominiums.

Revitalized Bradenton Brims with Artistic Flair

Welcome to Village of the Arts, a funky collection of more than 35 galleries, studios, cafes, and shops stretching between 9th Street and 16th Street West, and 9th and 14th Street West in what was once a rough section just south of downtown Bradenton, 50 miles south of Tampa on Florida’s Gulf Coast. Formerly a place known for crack houses and prostitutes, Village of the Arts started as a grass-roots attempt to reclaim the neighborhood by a few brave artists in search of cheap real estate and a community. A decade later, what began as a social experiment has become a reason for locals and visitors to spend time away from Bradenton’s sandy beaches.

Bonni Brown was one of the first to stake a claim. The former New York clinical social worker opened a bakery cafe in September 1999. “We bought this place from a man arrested for shooting at crackheads. Got a great deal.’’ Today, the 100-year-old building houses Bonni Bakes, a friendly spot to have fresh mango lassi, a curried chicken salad sandwich, and a slice of red velvet cake. “We still get locals who’ve lived here all their lives and say, ‘When did all this happen?’ We’ve finally got some signs up, which will help a lot.’’

Brenda Smoak is the newest kid on the block. She opened Alchemy, a fair trade consignment shop representing 145 artists, in early October, leaving her gallery in Silver Springs, Md., behind. “I moved here because of this place – it felt like a community,’’ Smoak said.
