The MSC Foundation: Building On A Legacy Of Community Involvement


At a well-attended business luncheon last week—hosted by the Economic Development Corporation of Sarasota County—the noted Florida economist, Sean Snaith, delivered one of the most upbeat forecasts for our region that we’ve heard in quite some time.

In so many words, Mr. Snaith suggested that even as the most tenacious recession in history finally loosens its grip on the nation’s economy, Southwest Florida’s recovery is poised to break away from the pack based on vigorous improvements in our market’s key housing, construction and tourism sectors. People are moving to Florida in substantial numbers again; and it is showing up on our bottom lines.

Naturally we were overjoyed to hear such a positive forward assessment of our market. Yet, we temper that emotion with the knowledge that the Great Recession continues to exact a terrible toll on many of our most vulnerable citizens—including children, military veterans and the elderly.  It has also placed a punishing financial burden on the various not-for-profit agencies that help those in need get back on their feet. As the recession got longer and deeper, many of the programs and services they once offered have all but perished for lack of public and private funding. (more…)


MSC Foundation: Mid-Year Charitable Grants Awarded

MSC_Foundation_July2013_33Nothing has made me more proud to be a part of Michael Saunders & Company then a one-hour meeting that was held July 12 at the downtown Sarasota headquarters.

The MSC Foundation – the philanthropic arm of Michael Saunders & Company – awarded nearly $30,000 in charitable grants at a mid-year gathering. The funds were disbursed to leaders of over 20 charitable organizations from Sarasota, Manatee and Charlotte Counties. (more…)

Englewood Unveiled: A Fresh Slice of Old Florida

Located between Sarasota and Fort Myers, water surrounds this laidback community that rests within both Sarasota and Charlotte County. Not having spent ample time within its borders, I was fortunate to find Michael Saunders & Company Realtor Pam Neer, who served as the ideal guide for my day trip. With a home in the area for over 24 years, Pam is a virtual custodian of the area’s history, natural beauty, recreational pursuits, and easy-going charm. Keeping The Housing Recovery Sustainable

Interest Rates, Real Estate Market, Mortgage Rates, Michael Saunders & CompanyThe historically low interest rates that have been one of the principle mainstays of the housing recovery are….well….history.   “The training wheels have been taken off the bike,” went the metaphor used to describe how the housing recovery is now strong enough to stand on its own.


The Return of Higher Interest Rates 

Last week, the interest rate on an average 30-year fixed rate mortgage rose to 4.46%, the highest it has been in almost two years; and the largest one-week increase in over 26 years.  And while most pundits expect rates to hover at this level through the end of 2013, they all agree that the ultra-cheap rates that have existed for the last two years are a thing of the past. Still, the past helps lend perspective to the present; and from a historical perspective, the current rates remain well below the record highs and yearly averages of the past 30 years.  In fact, when rates finally broke below 6% in November 2008 a cheer went up throughout the land and the experts wondered aloud how long such low rates could possibly last.  As it turned out, quite a while. Average monthly rates have now stayed below 4% since late 2011; and are well below the all-time high of 18.63%, set in October 1981.  Thus even at their current levels, interest rates are still remarkably low, having averaged 8.6% since 1971. Residential Real Estate Market Trend Report for Southwest Florida – May 2013

May 2013 sales throughout Sarasota, Manatee and Charlotte Counties continued to trend at record high levels, with no apparent end to the momentum in sight. Numbered at 2,488, closed sales in May were down slightly—by 2.2%—compared with April, which had experienced the highest level of sales since March 2004 (2,702); and was up 13.5% compared with May 2012.

The 2,787 properties recorded as pending in May were up 5.1% over April and 25% over May 2012. Pendings in Sarasota County continue to trend at their highest level since Trendgraphix began tracking our market in 2001. As a measure of the market’s continued strength, the total number of closed sales in the post-Easter months of April and May finished 20% ahead of the pre-Easter months of February and March.
