The Great Florida Wealth Migration Resumes

Florida, Gulf Coast, Real Estate, Economic Recovery, Great Recession, Income Tax, TaxAs long as there is year-round sunshine; and plenty of first-rate recreational, cultural and coastal amenities, home buyers will beat a path to Southwest Florida. 

Certainly, the Great Recession clamped-down on the pace of growth; but as our reduced housing stocks suggest, those who postponed moving here because they lacked confidence in the economy—or could not sell homes up north—are once again migrating here in large numbers.  This is particularly true of the Baby Boom generation, whose mass retirement happily coincides with some of the best home buying conditions—including low prices and interest rates—in our market’s history.  Sellers too are happily facing one of the largest and most committed blocks of buyers in recent years. In our Off the Beaten Path series we share destinations within the Gulf Coast that are well loved by locals but often escape the notice of some of our seasonal residents. This month, we shine the spotlight on Anderson RacePark – a motorsport-related track in Palmetto which even I didn’t know about until suddenly, I had a need for it. When my mother hit a milestone birthday this year, her long list of party ideas ranged from hang gliding to race car driving to scuba diving. I carefully reread this distressing list to my husband and wondered how I was going to coordinate swimming with sharks (or whatever it was my mother had in mind) … Why couldn’t she be happy with a nice dinner on St. Armands Circle? We could enjoy lobster at the Crab and Fin and then go to Kilwins for fudge. I could wear a pretty dress and feel the sand between my toes as we finished the evening with a walk to watch the sunset on Lido Beach… “What about Anderson RacePark,” my husband said as he broke me out of my daydream. “Anderson what?” I replied (more…)

Why Did It Sell? – A Longboat Key Condominium for a Couple and Their 65’ Yacht

grand_mariner_balconyThe July sale of a luxury condominium on the north end of Longboat Key didn’t end the way that anyone quite expected. Realtor Michael Moulton with Michael Saunders & Company was helping his customers in their downsize from an expansive home to a more manageable condominium. But there was a catch.

Moulton explains, “My customers had all but given up on the idea of having a condo where they could accommodate their boat.”

Their boat is an impressive 65 foot yacht. They told Moulton they were interested in living on the south end of Longboat Key (which is convenient to St. Armands Circle and Downtown Sarasota; boasts newer, luxury condominiums; and provides for a sophisticated social lifestyle).
