Residential Real Estate Market Trend Report for Southwest Florida – January 2013

Property sales throughout Sarasota, Manatee and Charlotte Counties declined in January compared with an unusually active December; but rose in comparison with last December. For the fifth straight month, the overall number of available properties rose, bringing some measure of relief to the region’s depleted inventory of properties as it entered its prime selling season.

Following are the combined highlights for the three-county region based on the latest Trendgraphix report covering January 2013 sales for Sarasota, Manatee and Charlotte Counties:

Florida: “The No-Tax-Me State”

Florida-SignOur license plates may read “The Sunshine State,” presumably to remind people from colder climates of Florida’s #1 year-round perk. But Florida could just as easily be nicknamed “The No-Tax-Me State” for the numerous tax advantages that accrue to residents who choose to make the state their primary residence.

23 About Me! Lights… Camera… Shelley!

23LogoSo far in our quest to learn more about the people behind the real estate magic of Michael Saunders & Company, we have encountered some of the professionals who deal mostly with their respective areas of specialty: the marketing department, Siesta Key agents and Longboat Key clients.

While they are familiar faces to their colleagues, interaction with Michael Saunders & Company’s 550-plus agents in 24 office locations isn’t necessarily a part of their everyday schedule. Therefore, our 23 About Me! questionnaire helped introduce them a little better to the population.

We All Know Her… But How Well?

As our associate liaison, Shelley Whiteside is a bit more recognizable to many in the company. She greets all new agents as their virtual first point of contact, and she also serves as the conduit to the marketing department for all agents in search of customized, business-boosting materials. Interaction is what she does.

But, what drives Shelley beyond her role as a marketing expert? (more…)

23LogoThe word has spread beyond our management team and into our community of agents and staff, as we continue to receive more responses to our 23 About Me! questionnaire.

For those just tuning in, last week we learned all about Debbie Judge, branch manager of our Siesta Key office. Turns out, she shares a fear of bugs similar to that of Jennifer Horvat, Michael Saunders & Company’s marketing director.

This week, we travel out to Longboat Key to catch up with Vicki Collier, who recently joined our South Longboat Key office with her husband and partner, Wade.

Does Vicki also fear insects? Let’s find out… (more…)

Why Did It Sell? – Selling more than a home in Lakewood Ranch

Realtor Leigh Simons sells a beautiful New England-style home in Lakewood Ranch Country Club.

Realtor Leigh Simons sells a beautiful New England-style home in Lakewood Ranch Golf and Country Club.

For Realtor Leigh Simons of Michael Saunders & Company, Lakewood Ranch is not just where she lives and works, it’s where she plays. Leigh has a passion for the Lakewood Ranch area lifestyle, from belonging to the Lakewood Ranch Golf and Country Club, to an array of social events and clubs, to an evening of fine dining along Main Street.

Her enjoyment of area amenities enhances not just her day-to-day life, but helps her to form lasting relationships with the people she meets. And in some cases, those relationships overlap with the buying and selling of Lakewood Ranch real estate. Such was the case in the February purchase of one exquisite Tudor-style home in Lakewood Ranch Golf and Country Club.

23 About Me! – Think You Know Our Managers? You Be The Judge

23LogoJust last week, we kicked off our 23 About Me! series to rave reviews company wide, as we learned more about Jennifer Horvat beyond her role as marketing director.

Indeed, many of us who work closely with Jennifer knew of her golfing prowess. Thanks to the hard-hitting questions of 23 About Me!, this athletic side of her has now been shared with the world—thereby increasing her chances of golf-themed gifts come next holiday season.

This week, we extended our questioning reach out to Siesta Key to find out what makes branch manager Debbie Judge tick.

What have we learned so far?

Apparently, team leaders have an aversion to bugs. Find out more below: (more…)
