Market Snapshot for October: Southwest Florida Outperforms the Nation

Southwest Florida Housing Recovery Outpacing The Nation

How appropriate it was that the days leading into Thanksgiving brought good news from the housing front that gave our region that much more to be thankful for.

First there was this, from the National Association of Realtors:  Despite low property inventories in many U.S. markets, sales of existing home rose nationally by 2.1% in October, versus the previous month; and were up by 10.9% compared with a year ago.

Meanwhile in Southwest Florida, October home sales dramatically outperformed the nation. Lower-than-normal inventories notwithstanding, combined sales throughout Sarasota, Manatee and Charlotte Counties rose by 9% compared with September; and were up by 18.6% over last October.  Pending sales—or those properties placed under contract, but not yet closed—were up by 23.7% over September; and up 33.1% compared with October 2011.    In fact, during every month of 2012, closed and pending sales have outpaced their corresponding month of 2011. Residential Real Estate Market Trend Report for Southwest Florida – October 2012

Property sales throughout Sarasota, Manatee and Charlotte Counties picked up the pace again in October following September’s traditional post-summer lull. Closed and pending sales finished well ahead of September and significantly ahead of October 2011.
Meanwhile, the overall number of properties for sale enjoyed the biggest bump in a year, its relatively small increase bringing some measure of relief to the region’s depleted inventory of properties.

Saunders Luxury Sales Report for November 10, 2012

Michael Saunders & Company is proud to announce several closings made possible through the professional representation of our agents, who work each day to fulfill the unique needs of homebuyers and sellers.  For the week ending November 10, 2012, the properties below sold for over $1 million.

Nora Johnson of Michael Saunders & Company represented the seller, and Ian Addy and Gail Wittig of Michael Saunders & Company represented the buyer, of an exquisite, gated lakefront estate in Oyster Bay Estates.  The residence sold for $1,750,000 on October 5, 2012.

 

 

 

Alison Elizalde of Michael Saunders & Company represented the seller, and Mark McCann of Michael Saunders & Company represented the buyer, of a condominium in one of Lido Key’s most desirable addresses, Orchid Beach Club Residences.  It sold for $1,825,000 on October 25, 2012. 

 

 

 

Larry Zeigler of Michael Saunders & Company represented the buyer of an elegant home located in the prestigious Harbor Acres.  It sold for $4,500,000 on October 30, 2012.  Sotheby’s represented the seller.

Jackie Kennedy of Michael Saunders & Company represented the buyer of a custom-built home in Palm Island Estates.  The residence sold for $1,110,000 on October 31, 2012.  Gasparilla Properties represented the seller.

Diane Otis Stirling of Michael Saunders & Company represented the buyer, and Michael Moulton of Michael Saunders & Company represented the seller, of a Mizner-inspired home located on Lido Key.  This luxuriously designed residence sold for $1,475,000 on October 31, 2012.

 

 

 

Cliff Hornsby of Michael Saunders & Company represented the buyer of a luxurious unit in Tangerine Bay Club on Longboat Key.  The condominium sold for $1,275,000 on November 1, 2012.  Coldwell Banker represented the seller.

 

 

 

Kim Ogilvie and Drew Russell of Michael Saunders & Company represented the seller of a stunning custom home in the Enclave at Silver Lake.  The residence sold for $1,000,000 on November 2, 2012.  Re/Max represented the buyer.

 

 

 

Dede Curran of Michael Saunders & Company represented the buyer and seller of a condominium at L’Elegance on Lido Beach.  The unit, with wonderful bay and Gulf views, sold for $1,100,000 on November 6, 2012.

Perfecting The Fine Art Of Luxury Real Estate

Art Miami 2012 runs Dec. 4 – 9

For millions of seasonal visitors—nearly half of them from outside the U.S. —Miami in December means many different things. Foremost, of course, are its beaches, sizzling night life; and its dependably warm weather providing a welcome respite from the long winter ahead.

For tens of thousands of its most affluent visitors, however, early December in Miami means only one thing:  Art Week.

Art Week, Miami’s perennial exhibition of the world’s best contemporary art, has catapulted the city to the pinnacle of the international art scene; attracting more collectors, dealers, curators and artists with each passing year.  This year, Art Week kicks-off December 4, with the opening of Art Miami—the city’s longest-running contemporary art exposition.  As the week progresses, Art Miami will share the spotlight with Art Basel, which opens December 6.  Both shows conclude on December 9. Marilyn, a native of northern New Jersey, relocated to Sarasota 11 years ago where she resides with her husband Joe in Stoneybrook Golf & Country Club.

In addition to many years as a Realtor® selling properties throughout the upscale neighborhoods of Bergen County, New Jersey—just outside New York City—Marilyn has worked extensively in the executive recruiting industry. As such, she has lengthy experience navigating her clients through some of the most significant transitions of their lives.

A graduate of Seton Hall University, in South Orange, New Jersey, Marilyn holds a Bachelor of Arts degree in mathematics.

The scene was London’s exclusive Hurlingham Club, a bastion of British tradition and international stature set on 42 acres along the Thames River.  The occasion was the International Luxury Real Estate Show, an annual by-invitation-only showcase of the world’s most desirable properties.  In attendance were members and guests of the Hurlingham Club, which has served as a home-away-from-home for international visitors to London for generations.  Also on hand were invited guests from as far away as Russia, China and the Middle East. A broker to broker referral, a satisfied client, and close family ties led to an October purchase of this elegant island-style home on Holmes Beach for $1.25 million. Michael Saunders & Company Realtor, Jody Shinn, shares the story behind her recent luxury real estate sale on Holmes Beach and proves that having happy clients is often the best form of marketing.

It began in May 2011 with another sale of Jody’s on Holmes Beach. A Philadelphia Broker referred his daughter, Jennifer, to start her home buying search with Michael Saunders & Company. After showing Jennifer a wide variety of available homes on the island, the search ended with an ideal vacation home just blocks to the beach.

 

Jody feels that the two of them really connected, “Jennifer was very detail-oriented and wanted to know everything about the market. I really try to give my clients as much information as possible. Once they zero-in on a neighborhood, I make sure that they know everything about that particular community.”
