Michael Saunders & Company is pleased to welcome Tracy DeRamo to the Palmer Ranch office.

A native of Indianapolis, Indiana, Tracy earned a bachelor’s degree in education from Butler University before relocating to the Sarasota area in 1981. Tracy finally settled in Southpointe Shores in 1999, and developed a wealth of knowledge on the unique communities that make Florida’s Gulf Coast a special destination.

An established interior designer and ASID member since 1993, Tracy also currently serves as the vice president of Homes by DeRamo, Inc., a residential and commercial building contractor. Tracy obtained her real estate license and joined Michael Saunders & Company in 1993, where she has garnered awards of recognition of her exceptional service and production. For Tracy, entering the real estate industry was a natural choice, as her business background fortifies her role as a comprehensive, knowledgeable Realtor. Through her professional experiences, she is able to offer her clients an in-depth perspective on the standards of construction and potential for design befitting the properties they buy or sell. Throughout her career, Tracy has distinguished herself as a specialist in new homes and waterfront properties. To further enhance the level of service she provides, she has earned the Graduate Realtors Institute (GRI) designation.

Commercial Real Estate Update

An improving jobs market, coupled with an acute scarcity of new construction, will help boost the commercial real estate recovery in the United States in 2013, according to a new survey just released by the Urban Land Institute (ULI).

The report also reveals growing optimism about the stabilizing health of the commercial real estate market based on its steadily improving fundamentals.  This recovering optimism is expected to entice more businesses to act immediately on their future need for more and/or better space based on anticipated growth in a recovering economy.  It may even entice investors wary of other markets to put more of their money into commercial real estate.

“Survey results are better than they were in 2012,” says Stephen Blank, ULI’s senior resident fellow for real estate finance. “Overall, 45 out of 51 markets scored better than they did last year.” (more…)

Kristine Niehaus of Michael Saunders & Company represented the buyer of a waterfront property in the prestigious Queens Harbour.  The residence sold for $1,785,000 on October 3, 2012.  Coldwell Banker represented the seller.

Jenifer Schwell of Michael Saunders & Company represented the buyer of a modern masterpiece built in the style of Sarasota School of Architecture.  It sold for $2,050,000 on October 8, 2012.  Sotheby’s represented the seller.

Our Market’s Recovery: The Latest Snapshot

September was another month of solid recovery for Southwest Florida’s residential real estate market, as revealed in the latest market report just released by Trendgraphix*

Following are key highlights from the report, which covers September 2012 property sales in Sarasota, Manatee and Charlotte Counties:

–As they typically do at the end of each summer season, overall property sales throughout the tri-county region slowed from August to September.  Nevertheless, they were at the highest level for any September since 2005, during the height of the property boom.

–The market for luxury properties above $1 million, on the other hand, was unusually active in September.  Sold properties were up by 68.4% compared with August, and up by 18.5% compared with last September. (more…)

Residential Real Estate Market Trend Report for Southwest Florida – SEPTEMBER 2012

As they typically do each year, property sales slowed from August into September.  Still, September 2012 sales were the highest for the month since September 2005, during the property boom.  In fact, like every month before it, September sales were substantially higher than its corresponding month in 2011.

Originally from Massachusetts, just 40 miles west of Boston, Terri has long favored warmer weather. After growing tired of the cold and snowy winters of the Northeast, she discovered Florida’s Gulf Coast as the perfect place to settle amid the year-round sunshine and relocated to Lakewood Ranch, in 2001.

As a longtime resident of Lakewood Ranch, Terri has developed an exceptional familiarity with the community and all it offers its residents. With over 25 years of business experience—where her roles demanded strong emphasis in marketing communications, sales and customer care—Terri’s focus has always been on providing the best possible service to her clients. She firmly believes in building relationships, and strives to connect with her customers and create new friendships along the way.

This background helps provide his clients with the confidence and guidance they need to make informed decisions. A Realtor since 2002, Mike worked with Prudential HomeSale Services Group in Lancaster, Pennsylvania, as an associate broker and manager, prior to joining Michael Saunders & Company as a residential specialist.
