Sarasota Real Estate – Why Did it Sell? A Mega Retailer Finds a New Home

Palmer Ranch Luxury HomesThe grand opening of Costco has caused a lot of excitement within Sarasota.  From reinvigorating the Sarasota Square area, to producing new local jobs, to bargains on items across the board, many people have been positively impacted by the Costco Warehouse Corp.’s decision to place a store here.  Michael Saunders & Company Realtor, Stephanie Bugatti, is no exception.

“I developed a relationship with my client just about two years ago,” Stephanie explains. “He was relocating from Utah with the Costco Corporation.”

When her client reached out to Michael Saunders & Company to search for Sarasota real estate two years ago, the Costco move was very preliminary. The MSC relocation department immediately referred the client to Stephanie.  In their initial discussions, he informed her that his move could be years away but in the meantime he wanted to learn everything he could about Sarasota, from staying abreast of the property values to the pros and cons of the different areas.

Constantly communicating via phone, email, and text messages (her client’s preferred method), Stephanie spoke with him at least once a week over this two year period.  He arranged to visit Sarasota for three 4-5 day trips, each time viewing a wide range of properties.

Stephanie describes his top choices, “We identified Siesta Key real estate which included waterfront homes, and then the other end of the spectrum, subdivisions in nearby Palmer Ranch in South Sarasota.” (more…)

Sarasota Real Estate – Sarasota’s Cultural Corridor

Sarasota’s New College of Florida has once again earned a top spot among America’s best colleges.  Last Week, U.S. News & World Report ranked it fifth among the nation’s 100 best public liberal arts institutions—just behind the U.S. Naval Academy, U.S. Military Academy, U.S. Air Force Academy and Virginia Military Institute.

A hub for the arts?  Yes.  Top-rated beach town?  For sure.   But people don’t usually think of Sarasota as an elite college town, even though two of the best colleges of their kind in the U.S.—New College of Florida and the Ringling School of Art & Design —are located less than two miles from one another, just north of downtown Sarasota.

Also situated along this stretch of academia is USF/Sarasota-Manatee, which is transforming itself into much more than just the local branch of one of America’s top-tier research universities.   If ambitious new plans are realized, USF/Sarasota-Manatee will double its enrollment to 10,000, add new dormitories and retail shops; and erect a $25 million academic center.  Next year, USF/Sarasota-Manatee will also add freshman and sophomore classes for the first time in its history; thus stemming the “brain drain” of local students who begin college at the school’s main campus in Tampa, plan to come back to Sarasota for their junior and senior years, then don’t. Michael Saunders & Company is pleased to welcome Jim McElhinney to the Bradenton office.

Born in Bronx, NY, Jim spent 20 years in Clifton, New Jersey, and 20 years in Linwood, New Jersey, before finally settling on Florida’s Gulf Coast in Bradenton.

Having worked for thirty seven years as a postmaster and manager for the postal service, Jim’s professional background placed him directly within the communities he served. In this role, he learned to distinguish and appreciate all the amenities and charms that make each neighborhood special. This experience proved to be a natural starting point for when he transitioned his career to the real estate industry as a referral agent in 1985.

Jim has long been an active part of his community, and is a longstanding member of the Fraternal Order of Elks and the Loyal Order of Moose.

Let’s Take a Drive

Guest Writers:  Bob & Roberta Kolton, Commercial Realtors ®

If you haven’t traveled North Washington Blvd between Downtown Sarasota and University Parkway, you should take a little drive; we think you’ll be pleasantly surprised by the changes that are happening in Commercial Real Estate in the area.  A lot of the listings that have recently come on the market, along with some of those run down buildings that have been on the market for years, have been sold or leased.  You’ll be amazed at the amount of work that is being done and the abundance of new businesses opening up shop.

Some of the businesses include Dealers Choice, which is moving into the old Allied Tire building, and Jim Taylor Automotive, just a couple buildings north.  On the other side of the road, you will find the freshly painted Buccaneer Pawn shop and who could miss the bright yellow Lumber Liquidators building.  Of course there is the new Family Dollar store just north of 20th Street in the Newtown area.  And just a little father north is Interior Floors, which completely changed the look for their building with a new façade and fresh paint job.

Manatee County Commercial Real Estate hasn’t been far behind the wave of new business.  Richard’s Foodporium recently expanded to a 21,000 square foot distribution warehouse just north of University Parkway off 25th Court East.  Joining them in Manatee County are Down 2 Earth Landscaping, Gator Air Conditioning, and Dentsply, which recently consolidated several buildings into one 115,000 sq. ft. facility.

It’s encouraging to finally see movement in commercial sales and leasing with new business coming to the area.  We’re excited to see the trend continue.
