A Florida native originally from Tampa, Kimberly relocated to Holmes Beach before finally settling in Palmetto in 2008. With a bachelor’s degree in business administration from St. Leo University, she brings a significant background in property investment—a knowledge she passes on to her clients.

After earning her real estate license in 2004, Kimberly began her real estate career by helping her customers discover the opportunities in property investments on Anna Maria. The proof is in the numbers. Luxury Portfolio—one of our trusted affiliates and the largest international alliance of independent brokerages—is experiencing an average 180,000 visits per month. This is an all-time high for the luxury real estate network.

Sarasota Real Estate – Manage Your Rental Property with Confidence and Ease

One of the forces behind Southwest Florida’s real estate recovery has been the ramped-up need for residential rentals.  Such demand has driven investors big and small to purchase single-family homes and condominiums at deeply reduced prices in order to capitalize on our market’s growing shortage of quality rental properties.

Seems straightforward enough.   Demand for rentals is up, vacancy rates are down, rents are on the rise; and construction of new, multi-family rentals is at a virtual standstill. Meanwhile residential properties are still being sold at prices that national experts have repeatedly called “undervalued” for our market. Thus, with prices as much as 50% below their peak, investors are gladly trading volatility in other capital markets for the stabilizing fundamentals of the Southwest Florida real estate market; and the opportunity to enjoy an immediate return on their investment in the guise of a good tenant.

But therein lies the rub.  Nearly two-thirds of all landlords and property managers polled in a recent survey described finding good tenants as the most challenging aspect of rental housing.  Lew Sichelman, whose by-line appears on a nationally syndicated real estate column, says “the only thing more difficult than putting a good tenant in is getting a bad tenant out.” (more…)

Sarasota Real Estate – Leading With LeadingRE

Each year REAL Trends Inc., a leading source of information for and about the real estate industry, issues its highly-anticipated ranking of the largest and most successful real estate firms in the U.S.  Dubbed the “REAL Trends 500,” it lists the top 500 real estate brokerages based on closed transaction sides; then separately by closed dollar volume.

The latest survey has Michael Saunders & Company ranked 82nd in total transaction sides; and 59th based on closed dollar volume.  This represents a substantial move up from last year’s REAL Trends 500, in which MS&C was 130th in total transaction sides and 75th in closed dollar volume.

In another finding, Leading Real Estate Companies of the World® (LeadingRE, for short) once again outsold all other U.S. real estate networks in 2011, its affiliated brokers accounting for nearly 27% of all sales among the country’s top 500 brokerages. In fact, with 528,000 transaction sides to its credit, LeadingRE had nearly 124,000 more sides than the next closest real estate network. It also led in closed dollar volume, its member firms amassing nearly $134 billion in sales, or 26% of the total volume. Michael Saunders & Company is proud to represent Southwest Florida as an affiliate of LeadingRE.

Beyond its member firms that are ranked in the survey, domestic sales for all of LeadingRE’s affiliated firms totaled nearly 924,000 transaction sides valued at $234.6 billion in 2011. These figures are approximately 152,000 sides and $65 billion more than the next closest real estate network. Worldwide, LeadingRE members participated in nearly 1.1 million transaction sides. Born in New York State, Catherine worked and raised her children in Milford, Massachusetts, where she also owned and operated a hair salon for 20 years. This background helped Catherine develop her focus on providing exceptional customer care, a skill that aided in her transition to the real estate industry in 1996.

Catherine relocated to Florida’s Gulf Coast in 2010, where she worked for ERA Advantage, Inc., in Port Charlotte before joining Michael Saunders & Company. Now a resident of Punta Gorda, Catherine specializes in residential communities throughout Port Charlotte, Punta Gorda, Burnt Store Marina and North Fort Myers.
