Beverly Alter of Michael Saunders & Company represented the buyer and Mary Pat Pihl of Michael Saunders & Company represented the seller of a former model home in the Country Club of Lakewood Ranch.  The residence sold for $1,085,000 on March 2, 2012.

 

 

 

Drew Russell of Michael Saunders & Company represented the seller of a luxury home on Sarasota Bay.  It sold for $2,100,000 on March 5, 2012.  Re/Max represented the buyer.

Under the guidance of Joan Erni—MS&C’s Director of Relocation and Referral Services—the team won several top honors  presented at an awards banquet on the final evening of the 2012 Conference of Leading Real Estate Companies of the World.  The international conference just wrapped-up in Orlando after attracting nearly 1,000 real estate professionals from around the world.

With hundreds of industry leaders looking on, the team won the Award of Excellence for the most outgoing referrals among all of the organization’s 500 member companies.  It also won the Referral of the Year Award; and the Solutions Group Award for Outstanding Vendor Participation.

Before the night was over the team also won recognition for achieving its Website Quality Certification; and for being a member of the 2011 Global Alliance Club.

Following the conference, Pam O’Connor—CEO of Leading Real Estate Companies of the World—paid a visit to the Sarasota home of Michael Saunders & Company to personally congratulate the winning team before returning home to the organization’s headquarters in Chicago.

The latest news cycle has yielded several articles that help explain the strong surge in Sarasota real estate sales that has defined our market over the past several months.  Here is just a sampling of the most recent:

From Inman News, an influential news source for the U.S. real estate industry:

–The Sarasota-Bradenton-North Port metro area has earned the fourth spot on the list of the Top Ten Hot Spots for Global Home Buyers, according to data collected from DataQuick—a San Diego-based real estate data analysis firm.

–In placing fourth, our market bested such traditional bastions of foreign buying as New York City and Miami.

–Nearly 7% of all properties sold last year in the Sarasota-Bradenton-North Port market area were to foreign buyers—who are just as keen on taking advantage of our market’s deeply reduced prices as domestic buyers.  At Michael Saunders & Company, approximately 13% of our 2011 transactions involved international buyers. 10 Hot Spots for Global Homebuyers

The state of the U.S. real estate market is in the eye of the beholder. While many Americans have shied away from home purchases due to the economic downturn, a growing number of cash-rich foreign investors are seizing the opportunity to snap up U.S. homes at bargain prices.

Not all U.S. markets are universally appealing to out-of-country investors, however. International homebuying activity is largely concentrated in a few areas of the country. Using public record data compiled by San Diego-based real estate data analysis firm DataQuick, Inman News has identified the 10 most popular areas in the U.S. for foreign homebuyers.

The majority of the markets, if not all, are recognizable as tourist destinations. Six of the 10 areas are in Florida; three are in the West (Arizona, Hawaii and Nevada); and one is in the Northeast (New York). No Midwest markets made the list.

The 10 markets, ranked by highest share of foreign buyers, according to public records data, are:

  1. Lakeland-Winter Haven, Fla.
  2. Cape Coral-Fort Myers, Fla.
  3. Orlando-Kissimmee-Sanford, Fla.
  4. North Point-Bradenton-Sarasota, Fla.
  5. Miami-Fort Lauderdale-Pompano Beach, Fla.
  6. Phoenix-Mesa-Glendale, Ariz.
  7. New York County, N.Y. (Manhattan)
  8. Honolulu, Hawaii.
  9. Tampa-St. Petersburg-Clearwater, Fla.
  10. Las Vegas-Paradise, Nev.

RESIDENTIAL REAL ESTATE MARKET TREND REPORT FOR SOUTHWEST FLORIDA – FEBRUARY, 2012

Property sales throughout Southwest Florida showed continued improvement in February, compared with January. But the major news continues to be the ongoing strength in “pending” sales, which are traditional indicators of closed sales to come in the immediate months ahead.
