Residential Real Estate Market Trend Report – October 2011

The market for properties throughout Southwest Florida remained relatively soft in October; its behavior consistent with the expected slowdown that typically occurs each year as summer winds down. Still, sales generally showed strong improvement versus a year ago.

Following are the combined highlights for the three-county region based on the latest Trendgraphix report on MLS sales for Sarasota, Manatee and Charlotte Counties.

Saunders Luxury Sales Report for November 26, 2011

Michael Saunders & Company is proud to announce several closings made possible through the professional representation of our agents, who work each day to fulfill the unique needs of homebuyers and sellers.  For the week ending November 26, 2011, the properties below sold for over $1 million.

Nancy Sarajew of Michael Saunders & Company represented the buyer of a beautiful residence on Bird Key.  The home sold for $1,600,000 on October 21, 2011.  Coldwell Banker represented the seller.

Deborah Beacham of Michael Saunders & Company represented the seller of a gulf-to-bay estate on Casey Key.  It sold for $3,650,000 on October 27, 2011.  Re/Max represented the buyer.




Sandy Strom of Michael Saunders & Company represented the buyer of a lovely beachfront condo on Longboat Key.  The unit sold for $2,025,000 on November 2, 2011.  White Sands Realty represented the seller.

Delieto & Associates of Michael Saunders & Company represented both the buyer and the seller of a waterside site of vacant land in downtown Sarasota.  The location sold for $1,050,000 on November 4, 2011.

Michael Moulton of Michael Saunders & Company represented the seller and Stephanie Church, also of Michael Saunders & Company, represented the buyer of a spectacular penthouse in Plaza at Five Points.  The condominium sold for $1,400,000 on November 15, 2011.

Ian Addy and Gail Wittig of Michael Saunders & Company represented the buyer and seller of a beachfront deluxe residence located at the Inn on the Beach on Longboat Key.  The unit sold for $1,012,500 on November 22, 2011.



Michael Moulton of Michael Saunders & Company represented the seller of a sophisticated condominium at the Vizcaya on Longboat Key.  It sold for $2,250,000 on November 18, 2011.  Coldwell Banker represented the buyer.

Prior to joining Michael Saunders & Company, Sharon worked for RE/Max Alliance Group, where she received recognition as a Five-Star Real Estate Agent in 2008, 2010 and 2011. The Buck Stops Here

This past week, Southwest Florida received yet another acknowledgement (the second in as many weeks) that our market—along with other once-battered Florida real estate markets—is spearheading the nation’s real estate recovery.

24/7Wall Street, a web site for global investors, awarded Sarasota-Bradenton-North Port the top spot on its top-ten ranking of “The Cities Where People Really Want To Buy Homes.”  The week before,—the web site of the National Association of REALTORS—ranked our market fifth on its list of the nation’s “Top Ten Turnaround Markets.”

At about the same time we learned that life is surging back into Florida’s all-important tourism sector.  Tourism in the state rose 5.1% in the third quarter—compared with a year earlier—and Sarasota reportedly had its best summer season ever.  Florida also saw a boost in tourism-related jobs, with an increase of 5.4%, or 51,400 new jobs, according to the Sarasota Herald-Tribune. Originally from West Springfield, Massachusetts, Mary relocated to the Bradenton area in 2005. Having owned and operated a successful hair and nail salon for over 20 years, she brings a wealth of experience in working closely with clients to ensure satisfaction.

In 2006, Mary transitioned to the real estate industry as a property appraiser, where she developed her proficiency in preparing comparative market analysis reports. Before joining Michael Saunders & Company, Mary worked with Coldwell Banker as a residential property specialist.
