Bobcat Trail Golf Club, FL – Neighborhood Video

Bobcat Trail opened in 1998 and boasts superior homes on an award-winning golf course. Residences such as golf villas, single family homes and executive residences run the spectrum of sizes and can meet a variety of budgets. The premium options on custom-designed homes are not to be missed! Many homes were constructed by top builders in the area, and a lot of them enjoy stunning views onto the golf course, over shimmering lakes or into lush nature preserves.

The golf course itself is one of the best in southwest Florida, and has hosted major local tournaments. Designed by 8 time PGA winner Bob Tway, it earned a rating in Golf Digest as a “must play 4 ½ star course.” The course is meticulously maintained, with wide, rolling fairways and special hybrid grass that supports fast and true rolling conditions. Plenty of water and sand make it known as a shot-maker’s course.

Earning Our Keep

Evidence that our market’s recovery is accelerating can be seen by looking back and counting forward.  Looking back it took fourteen months, from March 2010 through April 2011, for our market to reduce its official inventory of available properties by roughly 1,000—from 7,095 in March 2010 to 6,046 in April 2011. (Source: Trendgraphix)

To reduce that inventory by roughly another 1,000 properties—from 6,046 in April 2011 to 4,960 in August—took only four months, less than one-third the time.

This is great news, especially since the pace of sales not only quickened during another rough patch in the nation’s economic recovery but did so during our region’s traditionally slow summer sales season. (more…)

List your Home with Confidence

If you’ve strongly considered selling your home, only to recoil from the notion after hearing the constant drone of doom and gloom about the nation’s housing market, it’s important to remember this:  All real estate is local.  There’s no such thing as a “national” housing market. Only thousands of individual markets—and sub-markets—each wholly dependent on its own unique set of circumstances and local economic drivers.

It goes without saying that the past few years have been a major challenge for would-be sellers in our market.  In a nutshell, there were too many properties for sale with too few buyers confident enough to step up and make a purchase; much less consent to the overly-inflated prices of a bygone boom.

So the market has spoken.  As a result of the corrective pricing measures it demanded—which got underway here much sooner than in other markets—Southwest Florida’s recovering market has lately found its way onto some very high-profile media watch lists. (more…)
