Originally from New Jersey, Susan relocated to the Sarasota area in 2000, where she has lived as a full time resident for 11 years and part time for five. A graduate of the University of Georgia, Susan brings an extensive background as a teacher, where she helped create a program to help students develop communication skills. This experience proved beneficial upon her transition to the real estate industry in 2003. Prior to joining Michael Saunders & Company, Susan worked with Prudential Palms Realty, where she established lasting relationships with her clients as a result of her exceptional customer care.

Kristy is fluent in Pennsylvania Dutch; a dialect of German.

A full-time Realtor since 1998, Linda’s enthusiasm and positive energy show her true passion for real estate. Originally from Annapolis, Maryland, she relocated to Florida in 2007 and now specializes in residential sales in the Greater Sarasota area and its barrier islands, with special emphasis on exceptional properties.

A consistent top producer ranked among the top 4% of all real estate agents nationwide, Linda has earned a significant number of awards and notes of recognition for sales. She holds the Graduate of the Realtor Institute (GRI) and Certified Residential Specialist (CRS) designations and is currently a candidate of the Senior Real Estate Specialist (SRES).

Originally from Huntington, New York, Chris earned an associate’s degree in management and marketing from the Fashion Institute of Technology in New York City. She currently lives in University Park, where she has been a resident since 2005.

A Realtor since 2003, Chris obtained the Community Association Manager (CAM) License to bring a full comprehension of HOA docs, rules and regulations to her clients. Prior to joining Michael Saunders & Company, Chris worked for Prudential Lakewood Ranch Reality, where she developed her specialty in residential properties located in Sarasota, Lakewood Ranch, Bradenton, Palmetto, Parrish and beyond.

THE ABC’S of Borrowing

Among its many aftershocks, the financial meltdown of 2008 resulted in a tightening of credit standards for every potential borrower.  As such, would-be home buyers who wish to finance their purchases must now be prepared to submit full documentation—verifying their income stability and assets—before taking advantage of some of the lowest mortgage interest rates in recorded history.

The basics that every borrower should know are these:

— You must have established credit with a minimum FICO score to meet the type of loan you are requesting.

— You must have down payment funds in a liquid account ready to be documented at the point of loan submission.

— You must have enough income to support a debt-to-income ratio of approximately 38%.  Some loan types may allow a higher ratio, while others may limit it to 35%.

— Always get pre-approved for a loan before you begin your property search. (more…)

Part I:  Overall Market Summary

     All Properties, All Price Ranges

The market for properties throughout Southwest Florida continued to show steady year-over-year improvement in August, based on the latest Trendgraphix report based on MLS sales for Sarasota, Manatee and Charlotte Counties.  Following are the combined highlights for the three-county region.

Overall sales in the region during August were 3.4% behind July; but 5.3% ahead of August 2010.

– August’s inventory of available properties in the three county area dropped by 2.5% from July; and by 26.8% compared with last August.

– August “pendings,” a strong indicator of future sales performance, were 12.8% ahead of July; and up 17.9% compared with August 2010.


Michael Saunders & Company Completes Major Expansion of our Property Rental Division

With demand for seasonal, vacation and annual rental properties on a steep rise throughout Southwest Florida, Michael Saunders & Company is pleased to announce that it has completed the steps necessary to significantly expand the size and scope of its rental and property management division.

Now under the direction of Jayci Grana—who has just been elected president of the National Association of Residential Property Managers—the company is now poised to provide a much broader range of services to areas within our region that traditionally experience the greatest demand for seasonal, vacation and longer-term rentals; as well as to homeowners looking to lease out their properties.  Jayci comes to Sarasota from the Orlando market area where she headed-up one of the largest rental and property management operations in the country.

Over the years, Michael Saunders & Company has managed over 700 individual rental properties as well as two well-known Longboat Key resorts—Veranda and White Sands.  With our expanded rental program now fully operational, the company now leases and manages residential properties from our offices in Sarasota, Bradenton, Longboat Key, Siesta Key, Lakewood Ranch, Palmer Ranch, Venice and Englewood; as well as our newer offices on Boca Grande and at IMG Academies in Bradenton.  Additionally, we have just opened a dedicated sales and leasing office at Heritage Oaks Country Club, east of downtown Sarasota, where it will be responsible for all rentals in this beautifully maintained and gated country club community.
