Michael Saunders & Company is pleased to welcome Rick Yates to the Siesta Key office.

Having graduated from the University of Illinois with a bachelor’s degree in business administration/marketing, Rick provides his clients with the advantages of effective marketing strategies complemented by his remarkable customer service. A Realtor since 2008, he joined Michael Saunders & Company after working with Coldwell Banker, where he specialized in Short Sales.

Rick earned a Community Association Manager (CAM) license in 2011 to further his knowledge pertaining to homeowners associations. Additionally, he is a member of the Community Association Institute, and has been on the board of County Oaks since 2008.

Having served for over 10 years in medical nutrition sales in the Sarasota area, Deborah has developed a number of relationships with some of the leading physicians on the Suncoast. By the time she transitioned to the real estate industry in 2011, Deborah gained a wealth of area knowledge, community information and customer service savvy to complement her new role in helping homebuyers and sellers achieve their goals. To enhance the service she provides her clients, Deborah has completed Solution Based Selling and Pathways to Leadership Graduate training programs.

Punta Gorda, FL – Freedom Swim

Situated on the Gulf of Mexico, less than 50 miles south of Sarasota, Punta Gorda offers leisurely, uncongested living in an area Money Magazine has ranked among the best places to live in America.

The recently revitalized downtown features cobblestone streets and charming gas streetlights. The residential neighborhoods feature numerous brick streets, lined with royal palms that showcase vintage tin-roofed homes with wide verandas.

Attractive family-friendly neighborhoods and parks are scattered throughout the area, which takes great pride in its youth programs, educational system, and community activities.

This 4th of July, Punta Gorda had their 20th annual  “Freedom Swim” where people of all ages and abilities come out to swim, float, kayak and noodle. They began their journey on the Northwestern side of the Charlotte Harbor bridge and traveled across the Harbor to Fisherman’s Village where cheering fans awaited them.  This year, Rise Wells’, a MS&C agent in the Punta Gorda office, 34 year old son-in-law decided he was going to swim across.  He made it in 1 hour and 8 minutes without stopping while his father-in-law kayaked next to him. This great event is only one of the many things the Punta Gorda area has to offer.

Emerald Harbor, FL – Neighborhood Video

A World of Buyers

Home buyers of all types—including families, retirees, investors, empty-nesters, internationals and second-home owners—have reduced the number of available properties in Sarasota County to its lowest level in six years.  After months of robust sales, where once there was an abundance of homes with scarcely a buyer in sight, there is now plenty of buyers amid a growing shortage of well-priced homes.   As a result, now is an opportunistic moment to list your home for a potentially faster and more satisfying outcome—provided it is priced right and well-maintained.

In a classic case of increased demand versus a slackened supply, here—according to the newest Trendgraphix*is why many of the best priced properties are not only selling faster, but frequently receive multiple offers en route to a successful closing:

  • The number of homes for sale in Sarasota County is at its lowest level since September 2005, shocking many would-be buyers who expected a greater selection.
  • The supply of available properties—based on today’s rate of sales—is currently at 6 months, the customary dividing line between a buyer’s and seller’s market.  This is down from a high of 34.6 months in January 2008.
  • The number of new listings has fallen to its lowest level since 2005. (more…)
