East Manatee, FL – Neighborhood Video

Just a few years ago East Manatee was considered beautiful but definitely off the beaten track. The development of the I-75 corridor has changed all that. Now this area of old Florida farms and ranches has become one of the fastest growing parts of the state. And while new planned communities dot the landscape, the giant oaks and pine groves remind us of the area’s historic past.

Safe in the Sand – Top Ten Tips for Beach Safety

Our gorgeous beaches are full of fun things to do. Just be sure to keep it safe.

With the recent endorsement by the renowned Dr. Beach ranking Siesta Key Beach as the country’s number 2 beach—using 50 criteria including water quality and temperature, cleanliness, weather, sand, safety and facilities—residents and visitors alike flock to the surf and sand to enjoy the pristine natural beauty found only on our acclaimed shores. In fact, there’s a good chance there are plenty of sun worshipers there now. You can see them HERE.

While a day at any of our gorgeous beaches offers the perfect blend of fun and relaxation, there are many things to consider to help keep your trip safe and trouble free. From sun safety to recognizing surf conditions and everything in between, here are our top 10 tips for beach safety:

1. Learn to Swim – Everyone should know how to swim, but also remember that swimming in the Gulf is often much different than swimming in a pool. Waves, currents and tides can quickly become overpowering. Do not overestimate your swimming ability. Contact your local American Red Cross, YMCA or recreation department for information on swimming lessons in your area.

2.  Good Conditions – Check surf conditions before you enter the water. Make sure no warnings are posted and no warning flags are up. (Red flag = swimming is prohibited. yellow flag = dangerous conditions, green flag = low hazard, purple flag = dangerous marine life.) Find out the water temperature and tide schedule. Observe the water currents. Rip tides can appear normal. The best advice if you’re caught in a rip tide is to remain calm and swim parallel to the shore. Try not to let the tide carry you out, but definitely do NOT swim against the tide.

3. Swim Near A Lifeguard – Statistics indicate that it is safer to swim on beaches with lifeguard services.  Lifeguards are trained not only in injury prevention, but also in emergency response. Should anything go wrong at the beach, a lifeguard can help make the difference between life and death.  Areas without lifeguard protection may also be areas that have hidden dangers such as sudden drop-offs, currents and weeds all which can endanger your safety. 3. Hold the Booze – Approximately 50% of catastrophic injuries (including drowning) involve alcohol consumption. Even small amounts of alcohol can impair your judgment, balance, and coordination. Alcohol affects your swimming and diving skills, and reduces your body’s ability to stay warm. Alcohol can make you take risks at the beach that could lead to serious injury or death, so avoid alcohol when swimming at the beach. (more…)

Carol Thomas of Michael Saunders & Company represented the buyer of a charming two-story Princes Gate residence on the bayfront. The property sold for $1,100,000 on July 14, 2010. Coldwell Banker represented the seller.

Kim Ogilvie of Michael Saunders & Company represented the seller and Klaus Lang, also of Michael Saunders & Company, represented the buyer of a 1.3 acres Gulf-front property on Siesta Key on with 138′ of Gulf frontage. The island-style home is perfect for casual living. The selling price was $2,625,000 and it closed on July 9, 2010.

Riviera Dunes estate sold for $1,550,000 on July 12, 2010.

Debbie Vogler of Michael Saunders & Company represented the buyer of a beautiful Rutenberg custom home on the Manatee River.  The selling price was $1,550,000 and closed on July 12, 2010. Alexa Realty represented the seller.

Marc Rasmussen of Michael Saunders & Company represented the buyer of a property located in Country Club Shores, Longboat Key. The home was built in 2005 and offers gracious living inside and out. This property closed on July 6, 2010, and the sold price was $1,100,000. Coldwell Banker represented the seller.

Betty Mullinnix and Steve Abbe of Michael Saunders & Company represented the seller of a residence in the sought after Manors community within the gates of  the ever-popular Prestancia, home of the famous TPC. Sold on June 29, 2010 for $1,120,000. Coldwell Banker represented the buyer.

Marcia Salkin and Paulene Soublis of Michael Saunders & Company represented the seller and Kelly Quigley, also of Michael Saunders & Company, represented the buyer of  an incredible British West Indies style waterfront home within walking distance to the world famous Cresent Beach. It sold for $1,250,000 on July 9, 2010.

Michael Saunders is pleased to welcome Kaley Lewis to the Punta Gorda Office.

With a background in business finance, Kaley began his real estate career in the mortgage sector. After performing as a top producer, he soon elevated his position to both management and training roles. Sarasota property sold for $1,700,000 on June 30, 2010

Kelly Quigley , Judy Limekiller, and TammyL. Garner of Michael Saunders & Company closed the sale of a 2-story custom home  located in Cherokee Park. This residence has abundant natural light and consummate finishes. Kelly and Judy represented the seller, who sold the home for $1,700,000 on June 30, 2010. Tammy represented the buyer, who will appreciate the finesse and style of this property.

Pat Mudgett and Susan McLeod of Michael Saunders & Company closed the sale of a 1927 Mediterranean Revival-style estate located in Sarasota. Market Activity – Stoneybrook at Venice

Stoneybrook at Venice is enjoying robust activity in this challenging real estate market with 620 homes currently built out of an estimated 900 total. Lennar posted six new home sales in the first three weeks of June and are in the process of beginning their next phase of new construction homes. There were nine closed re-sales in the last 30+ days, and there are 12 pending re-sales. Homes prices range from the mid $100s to $300s for new and re-sale homes with square footage ranging from 1,300 to 3,000+.

Michael Saunders & Company agents have worked together to list and sell homes in Stoneybrook at Venice with a recent collaborative by Theresa Brown, listing agent from the Venice office, and selling agent Jody Skapyak of the Palmer Ranch office. The home was a lovely three-bedroom, two-bath with den, and was sited with a preserve in the back and green space on one side offering privacy and a lush setting.
